The Guiness Quarter Project
The GEC will form an integral part of the development of
the Guinness Quarter, a major regeneration project for the
historic St. James’s Gate brewery lands in Dublin 8, led by
Diageo and developer Ballymore.
At its core, the project aims to transform a previously
closed industrial site into a new mixed-use urban
neighbourhood. It will combine residential housing
(around 300+ apartments, including social housing),
office space, hotels, and a wide range of cultural, retail,
and leisure amenities such as a food hall, marketplace,
and performance venue.
A key feature is the creation of new public spaces and
streets, opening up over 12 acres of land that had been
largely inaccessible for more than 200 years, and
reconnecting it with the surrounding Liberties area.
Sustainability is central to the plan, with ambitions to
deliver Dublin’s first zero-carbon district, alongside
pedestrian-friendly design, cycling infrastructure, and
green public areas.
Overall, the Guinness Quarter is intended to become a
vibrant new city district—blending living, working,
culture, and tourism—while revitalising a landmark site of
major historical and economic significance.
